What did the survey uncover?

The bungalow was situated in a quiet cul-de-sac with plenty of parking. In addition the property was vacant.

Hipped roof
The property has what is known as a hipped roof which are integrally unstable as they lean against themselves as opposed to leaning against a wall
Movement to roof
During the survey we noted that there had been repair work to the tiles and that some of the tiles had slipped and were out of alignment. To the untrained eye this would not be obvious but to a surveyor it set alarm bells ringing that the roof structure may not be in the best condition.

Roof Structure
When buying a property it is most unusual for the purchaser to even look in the roof space however our surveyors always access the roof space and have a close inspection checking for wet rot, dry rot, woodworm and any structural defects. In this case we found bowing and broken timbers.

What did we recommend?
In this case the damage to the roof was vast due to the fact that the roof timbers were thin and were not able to support the roof covering. Therefore we recommended that the entire roof would have to be removed with repairs to the roof structure including new timbers and then re-roofing. This, of course would also involve scaffolding, which in itself is also expensive.
Client feedback
In this case after the client had read the report and following discussions with our surveyor they decided not to go ahead with the purchase of the bungalow as the work and associated cost was too great. As we said earlier without an independent survey the issues with the roof and roof structure would not have been revealed.

You may not be aware that some estate agents are linked to solicitors and / or estate agents. Therefore it is always advisable to have an independent building survey as this will give an independent view of the property problems. Caveat emptor means buyer beware and is why you need to have a building survey to find out if there are any problems within the property; the estate agent certainly will not advise you of any.
Meet with your surveyor during the survey
We highly recommend that if possible you meet the surveyor at the property during the survey so he can talk you through any problems. If this is not possible then you can always speak to our surveyors after you have read the report to talk through anything you would like further clarification on.
